Don’t Wait for the Drip: Why a Fall Roof Inspection is Critical

Winter in the Midwest can be brutal, especially on your home’s roof. The constant cycle of snow, ice, and freezing temperatures can turn small, unnoticed issues into big, expensive problems. That’s why being proactive with a fall roof inspection is crucial for your exterior’s longevity.

As the cold weather approaches, it’s easy to put off thinking about your roof. That’s why our General Manager, David Malseed, recently joined Local 4: Click on Detroit to share expert advice on how to protect your home before the cold arrives.

The single biggest mistake a homeowner can make is waiting too long. Being proactive now can save you from costly reactive repairs in the middle of winter.

What You Can Spot From the Ground

You don’t need to—and shouldn’t—climb on your roof to look for trouble. You can often spot tell-tale signs of aging and wear safely from the ground.

Take a look at your shingles. Are you seeing:

  • Cracking or Curling: Shingles that are cracked, curling at the edges, or look “moved” are signs of wear.
  • Granular Loss: Are you seeing a lot of “stones” or granules in your gutters or on the ground? This is a key sign of an aging shingle. Those granules are the shingle’s main layer of protection. As they fall off, the shingle’s ability to protect your home becomes almost non-existent.

Once a shingle is bare and everything freezes on top of it, the melting and refreezing cycle can easily lead to water damage inside your home.

The Biggest Mistake: Waiting Until Winter

We see it all the time: a homeowner puts off an inspection in the fall, and we get a call in February or March when they have a leak. By that point, the damage is already done.

That “small” issue from October has now led to:

  • Mold growing in the attic
  • Water-damaged drywall on your ceiling
  • Compromised insulation
  • A much more costly and invasive repair
